REALTOR® Interview Checklist

Use this checklist when interviewing REALTORS® to help you compare strategy, not just personality. It is designed for homeowners who want clear answers before choosing who will represent one of their largest financial decisions.

Pricing Strategy

☐ Can they clearly explain why a specific price makes sense in today’s market
☐ Do they explain how pricing affects buyer interest and competition
☐ Can they explain how pricing becomes the first negotiation
☐ Do they clearly discuss the risks of pricing too high or too low

Preparation and Return on Investment

☐ Do they recommend strategic updates instead of unnecessary improvements
☐ Can they explain which fixes typically deliver the best return on investment
☐ Do they help prioritize what matters 

most to buyers
☐ Do they offer guidance on presentation and staging

Marketing Strategy

☐ Can they clearly explain how and where the home will be marketed
☐ Do they describe how their marketing reaches qualified buyers
☐ Do they explain how marketing creates visibility and early interest
☐ Do they explain how marketing helps buyers feel connected before showings
☐ What types of marketing are used to create that connection and why

Negotiation Strategy

☐ Can they clearly explain their negotiation strategy
☐ Do they describe how leverage is created from the beginning
☐ Can they explain how competition is managed
☐ Do they explain how their approach can impact the final sale price

Local Knowledge

☐ Do they understand your specific neighborhood
☐ Can they explain how buyer behavior varies within Santa Cruz County
☐ Do they adjust strategy based on local market conditions
☐ Do they explain how local factors influence pricing and demand

Communication and Listening

☐ Do they ask thoughtful questions about your goals
☐ Do they listen without pressure or rushing
☐ Do they explain the process clearly and calmly
☐ Do you feel understood and supported

Final Reflection

☐ Do their answers make sense, not just sound good
☐ Do you feel confident in their strategy
☐ Do you feel comfortable asking questions
