Online tools compare your home to nearby sales, but they've never set foot in any of them, including yours. They can't see which homes were remodeled, which back up to a busy street, or which simply showed better. I can. And I know this market well enough to tell you why some homes here sell in two weeks while others sit for months and end up cutting their price. That's the difference between a computer-generated number and a real one.
Once you send me your details, I'll reach out. I won't hand you a final number sight unseen. We'll start with a no-pressure consultation, and usually I'll want to see the home in person, because the things that move your price are the ones a website never catches. From there, I'll prepare an honest valuation based on recent nearby sales and what buyers are paying right now.

I listed a home in Aptos at $1,388,000 and asked every agent at the broker tour to guess the final sale price. More than twenty entered. Most guesses centered around $1.3 million, with the highest at $1.4 million. The winning buyer opened at asking, and I negotiated the sale to $1,530,000, beyond every estimate in the room and $142,000 over that buyer's first offer.
From one of my sellers:
★★★★★
"Helen has been my trusted realtor for years. She's represented me on four transactions, three of them right here in Santa Cruz County, with homes in Soquel, Capitola, and Santa Cruz. I keep coming back for one reason: she's the best. Trained as an attorney, she has a real edge in negotiation.
She won bidding wars on two of my Santa Cruz County deals, and on one sale she used a strategy that got me a better price than I thought possible. Responsive, hardworking, and a true advocate.
I'd recommend Helen to anyone buying or selling in Santa Cruz County."
